Looking for Text Editor Source Code??

Hello Everyone,
I am looking for Assembly x86 source code for an Editor to include with my Home Built OS.
I am using real mode, 512K, Bios INT's only. Need very small code, possibly something from Legacy System. Must be Public Domain so that I can later post revised version for WWW.
All of the Text Editors I have found on the WEB are either too big or written in some long forgotten language. If I don't find one, I will write my own, BUT -- thought I would ask here before I start down that road.
